Land registry Certificates
The Land registry Certificate certifies the content of the and any further documentation present in the archives. The certification therefore allows for:
- The official acquisition of the identity and income data of the real estate (land and constructions)
- The verification that a natural or legal person is indeed the owner of the real estate.
Land Registry Extract
The land registry extract is the consultation of the deeds and the documents present in the Land Registry. In particular, this extract allows for the acquisition of data connected to the identity and income of property, land and constructions, as well as the personal data of the natural or legal person who is the owner of the property, the graphic data concerning lands (land maps) and urban real estate units (plan/layout), updated land registry certificates/deeds as well as the transfer of ownership, possible encumbrances/bonds and constraints, transcriptions, registrations and annotations in favour of or against the person or property.
The service is provided in real time thanks to an online connection to the offices.
Urban planning

As of July 1st, 2009, all real estate property must possess a certificate of energy performance as required by law (art. 6 comma 1-bis, letter c) of Dlgs 192/2005), and this certificate must be attached to the sales deed or to the rental contract. Moreover, as of January 2012, in real estate advertising, it is mandatory to state the energy class.
